Responsibilities

• Leading on procurement of construction procurement for major build projects (new and expanding data centers) from initial concepts, through design, pre-construction services, actual construction delivery and post construction commissioning and handover to operations.
• You will work with other industry professionals to help define requirements, to determine procurement strategies, to identify suitable consultants, contractors and suppliers, to draft effective contract documentation, to negotiate terms and conditions, as well as developing effective assessment criteria and methodologies to appoint vendors to our world-class pipeline of prestige projects.
• You will help to analyse bids and present summary information regarding pre-construction professional services, consultancy and related project
• You will make contract award recommendations to the business and identify all of the key factors to enable the business to make the logical decisions and to drive best value for each project.  
• Propose and maintain a relevant Construction Category Plan for Japan
• Work as part of the global Procurement Team to improve commercial awareness across the Company
• Participate in regular team briefings and progress meetings
• Record and track savings and assist with initiatives to drive value-for-money projects
• Support the Global Delivery of Construction projects from a commercial point of view
• Assist Procurement colleagues in Japan and elsewhere with knowledge sharing and lessons learned.

Requirements

• Experience in a similar Procurement role with detailed understanding of the Construction industry sector.
• Track record in Procurement of Construction Services and working with Construction contractors
• Practical knowledge and experience of creating and negotiating commercial Construction contracts
• Demonstrable experience of working in a team environment with the ability to influence and motivate complex, matrix teams both virtually and directly
• Demonstrate excellent negotiation and communication skills, internally and externally with suppliers
• Understands Supplier Relationship Management (SRM) frameworks and is able to develop and utilize to advantage
